Land Agent

The Coos County Land Agent works at the direction of the Coos County Board of Commissioners to deal with issues involving Tax Foreclosures, County owned lands, Mineral Rights and Leases. The Land Agent works in conjunction with the Tax Department to notify property owners that are in the foreclosure process. 

The Land Agent provides letters, handouts, resources and information to you to help you with this transition.  If you are in the Foreclosure process and have not yet lost your property, please contact the Coos County Tax Department at 541-396-7725 to learn how to go about redeeming your property from the foreclosure process.  Once the property is deeded to the County, it is no longer redeemable to pay back taxes and get your property back.  You would then have to contact an attorney or the Legal office of County Counsel at 541-396-7691 to discuss that process, or if you feel an error has been made.   

Deed Day is in September every year (dates vary).  Once your property has been deeded, you will receive another visit from us notifying you that the property has deeded and signs will be posted on the property.  Followed up by another visit with a letter stating "Notice to Vacate" the premises and remove your belongings.  We try our best to provide ample time for you to gather your belongings and relocate.  This is why we do "knock and talks" is to give the owner time to get affairs or other arrangements and relocate.  If after communicating with the occupants no progress is being made, no attempt at relocating is taking place, or we feel that the property is being devalued in any way, we then schedule the Coos County Sheriff and/or Local Police Department to serve a Writ of Assistance to remove occupants from the property.  We allow approximately two hours for you to gather your belongings and then the property is boarded/locked up.  We avoid this step if possible and try to provide enough time and courtesy to allow you to remove anything and relocate after we have deeded the property, however, sometimes this step is necessary to remove occupants.  At this stage, you will be provided a copy of the Writ, a business card with contact information, and instructions to call us to schedule an appointment for another time for us to allow access for you to remove your belongings.  This appointment is very crucial to making sure you get everything you want, please make sure to have all helpers available and ready to go, so that it takes less time and more appointments do not need to be scheduled.  Once completed, cleanup will be scheduled, all remaining items will be disposed of.  In some cases, the property is not habitable and therefore demolition of the property is necessary.  Once the cleanup process is complete, it will be added to our list and sold at our Land Sale Auction in the Spring.

Please understand that we do not want to take your property, we provide lots of documentation and notices in advance for this process to be addressed by the land owners. The Tax Foreclosure process takes 6 years.  You have 4 years of taxes that are past due, once that happens the foreclosure process begins and you have 2 years to redeem (pay back taxes) your property from the foreclosure deeding process.  If you are not sure if your property is in foreclosure or you have questions about how much time you have before your property deeds, please contact the Tax Department at 541-396-7725.

These tax foreclosure properties are due to unpaid taxes only.  We do take properties in Accelerated Foreclosure, but that is only if the property is subject to waste and abandonment.  The Accelerated Foreclosure process just speeds up the 2-year tax foreclosure, it is approved by the Board of Commissioners and these properties are already in the foreclosure process.

If you need to inquire about your taxes or how much is needed to remove your property from the foreclosure process, you will need to contact the Coos County Tax Department.  They will have the up to date information for you, since those numbers change daily.  The Land Agent office does not take payments for unpaid taxes, nor do we rent properties once they have been foreclosed upon and deeded to the County.  If your property goes through the tax foreclosure process, please feel free to call our office with your questions. Property owners have until 5 pm on the due date to pay the amount owed (ask Tax Dept for $ amount), otherwise they will need to vacate the premises with their belongings, as it now belongs to the County and they will be trespassing.   Any copies of notifications or certified letters can be obtained from the Tax Department

Removal of personal belongings and cleanup of properties will start shortly after the County takes possession of the property.  Please make sure to take with you all important documents, sentimental items and especially items of value.
