SALES COMP FINDER takes you to an interactive GIS map of Coos County.  It is titled " RESIDENTIAL COMP FINDER", but it actually works for all properties.

Disregard the “Search for an address” and “Select Filters to apply”

Enter your search parameters of

  • Low > High sales price and
  • Beginning > Ending year sold.
  • ​Click APPLY at bottom right.

All properties in Coos County meeting your Sales Price and Year Built parameters will be highlighted with a yellow outline.

Left clicking in any of them will bring up selected assessment data like

Sales Condition Codes

Condition codes were developed to provide a numeric means of categorizing property sales by the circumstances surrounding the transaction.  The code represents the most compelling sale conditional description, which ties to its usability in the ratio study.

Based on the sales codes, we consider an arm’s length transaction anything coded as 30-37A.
